Requirements for Granting Conditional Use Permits:
What is the source and location of the water system? If it is to be owned by more than one party, do you have a draft of a maintenance agreement? Has the Department of Health reviewed your plans?
What is estimated sewage usage per month? Will pretreatment be necessary? Are any wastewater permits required?
Where do you plan to hook into the City's collection system? Is an easement necessary?
What is the estimated daily traffic to be generated? Will the traffic be primarily passenger vehicles or commercial trucks?
If commercial, industrial, or a home occupation, what will be the hours of operation?
Will storm water be retained on this site? Will any storm drainage facilities be constructed such as swales or retention areas.
If the proposed use is residential, describe number and type of dwelling units. What will be the net density? What are the setbacks from property lines?
Are all portions of the building within 150 feet of a street, drive or parking area sufficient in width for fire fighting equipment?
How many parking spaces are being provided on-site? Do the space sizes, aisle widths, and driveways comply with the ordinance requirements?
Has landscaping been provided in accordance with the ordinance?
Where will garbage be stored? Is the access adequate for collection vehicles?
What type of equipment will be used in the conduct of the business?
What are the surrounding land uses? Describe any proposed screening.
Will the parking lots or other outdoor areas have lighting? Will lighting be shielded?
Where will delivery of supplies and goods occur? Are there any passenger loading areas required?
If a commercial, multifamily, or public assembly use, where is the nearest collector street? Arterial street?
